Moving on up in the foundations we’re tackling sill plates to begin the floor framing. Our wall system using Structural Insulated Panels (SIPs) which require a very large sill plate. Our engineer specified an engineered treated sill plate we simply couldn’t locate at a reasonable cost so we begun hunting for a substitution. Using 4×12 primary plates we’re laying out the sill plates on top of the ICF (insulated concrete forms) walls and drilling into the concrete through the sills with a rotary hammer drill. Finally the sill plates are fastened to the wall using a Titan HD Anchor screw. As strong as a wet set poured in place J bolt anchor and far easier for locating the perfectly plates due to their size.
